A family visits the same site six weekends a year plus two weeks in August. They pay by the night, tow the caravan four hours each way, and spend most of Friday evening setting up.
A seasonal pitch would cost them less than they already spend and save them eight hours of towing a year. Nobody has ever shown them the comparison.
A worked example
One family's year, priced both ways.
Line 1: the nightly cost they already pay
Weekends, the summer fortnight and any bank holidays, at current rates. Most families have never added it up.
Line 2: the seasonal pitch fee
For the season, with the dates it covers. Published prominently rather than available on request.
Line 3: what the season actually means
Opening and closing dates, whether the pitch is available every day within it and any restricted periods. Families plan a year around this.
Line 4: what is included
Electricity, water, waste, facilities access and whether anything is metered. Utilities are the most common additional cost and should be stated.
Line 5: the winter storage question
Whether the unit can stay, what it costs, whether it can be accessed and what security exists, which connects to battery storage questions solar buyers ask only in the sense of a stored asset nobody explains.
Line 6: the break even point
How many nights a year make it worthwhile. This single figure converts more seasonal pitches than any description of the site.
Line 7: what it saves beyond money
Towing, setting up, packing and the ability to visit for one night without it being an expedition. It is the real reason families take one.
Line 8: the honest annual total
Pitch fee, utilities, storage and any insurance requirement. Families budget for the year and should see all of it.
Publish the pitch availability
Which pitches are seasonal, how many exist, whether there is a waiting list and when they come up. Scarcity is real and should be visible.
Publish the rules
Whether the unit can be used by others, whether it can be let, what can be left outside, awning rules and whether decking or sheds are permitted.
Publish the payment terms
Whether it is paid in one, in instalments, when it is due and what happens if somebody leaves mid season.
Explain who it suits
Families within a couple of hours, people who visit regularly, those with a second unit and anybody who wants a base rather than a holiday.
Explain who it does not suit
People who like variety, those who visit rarely and anybody moving house or changing circumstances. Honesty here prevents a cancellation.
Explain the community that comes with it
Seasonal campers spend the year alongside the same families and that is frequently the real attraction. Saying whether seasonal pitches are grouped together, whether there are events and what the returning community is like sells something a nightly rate never can.
Offer it to the right people
Anybody who has booked four or more times, prompted automatically, which is the practical automation in automating the questions you answer over and over, alongside the pitch detail in pitch type questions campers ask before booking and pitch and hookup questions campsites answer every day.
