A caravan owner wants somewhere to leave a van all summer within an hour of home. She looks at eleven sites. Two mention seasonal pitches, neither gives a price, and one asks her to call.
She takes a pitch at a site recommended by somebody at a rally. The other ten had capacity, wanted the income and never told anybody the option existed.
What a seasonal pitch actually is
A plot let for a defined period with the unit left in place. The customer gains a base they can use whenever they like, and the site gains guaranteed income without repeated changeovers.
When it makes sense for a site
Where there is more capacity than peak demand, where changeover labour is a constraint, or where a guaranteed baseline income matters more than maximising August.
When it does not
A site that sells out at peak rate is giving away its best weeks. Seasonal pitches should occupy the plots that would otherwise be empty.
Option one: a full season pitch
March to October or similar, with the caravan in place throughout. The standard offer and the one most customers are looking for.
Option two: a season with winter storage included
The strongest proposition available, because the alternative for the customer is finding and paying for storage elsewhere and towing twice.
Option three: storage only
Off season storage for units based elsewhere. Low effort, uses land that earns nothing in winter, and it frequently converts into a seasonal pitch.
Option four: an annual pitch
Twelve months in place, where the site is open or access is permitted year round. The highest commitment and the most valuable customer.
Publish the price
Per season, per year, with storage included or not. Customers comparing sites cannot do so without it, and a site requiring a call is eliminated first.
State the access arrangements
Whether the customer can arrive whenever they like, whether there is a barrier code, whether there are any restrictions on use and whether the site is open all year.
Explain the subletting and visitor rules
Whether family can use the unit, whether visitors are permitted and what is charged. These come up constantly and are rarely stated.
Be clear about the pitch itself
Which plots are available for seasonal use, their size, hardstanding, hook up and whether an awning can stay up.
Cover the insurance and condition requirements
What cover is required, whether a unit must be roadworthy and any age limits on caravans. Sites apply these and rarely publish them.
Say what happens with services in winter
Whether water is turned off, whether the unit needs draining and what the site does about frost. Owners need to plan this.
Keep the practical pitch detail joined up
Seasonal customers care about hook up and services as much as tourers, which is covered in pitch and hookup questions campsites answer every day.
Serve the returning customers properly
Seasonal pitches are renewed rather than sold, which is the relationship described in seasonal pitch questions from returning campers.
Borrow from the storage trade
The same questions about access, security and terms appear in vehicle and caravan storage enquiries and ai receptionist self storage.
Answer the enquiry when it arrives
An assistant that states the season dates, the price, whether storage is included and what access arrangements apply converts an enquiry that currently goes unanswered for a week. See pricing, run the numbers on the chatbot ROI calculator, and the sector view sits under travel.
