An enquiry says three bedroom semi, needs rewiring, what would that cost. The honest answer covers a range so wide that quoting it sounds evasive, and quoting a figure without seeing the house is how an electrician ends up working for nothing in a property with solid walls and no loft access.
Old houses hide everything that matters.
The teardown: why remote quoting fails here
The price is driven by things invisible in a message. Wall construction, floor construction, whether cables can be run without cutting, the existing installation's condition, ceiling access and how much making good is expected.
Failure one: room count is treated as scope
A three bedroom house with solid walls, suspended timber floors and no loft is a different job to one with stud partitions and a boarded loft. The bedroom count tells you almost nothing.
Failure two: making good is left undefined
Whether the electrician plasters, whether walls are left chased, whether floorboards are relaid and who decorates afterwards. This is the single largest source of disputes on rewires.
Failure three: nobody asks whether the house is occupied
A rewire in an empty property is straightforward. One with a family living in it needs phasing, temporary supplies and far more time. Establishing this changes the quote substantially.
Failure four: partial work is not separated
A consumer unit upgrade, a partial rewire and a full rewire are different jobs. Clients ask for one and often need another, and conflating them produces a meaningless figure.
Failure five: the existing installation is unknown
Age of the wiring, previous alterations, whether there is earthing throughout and what condition it is in. This is what a survey establishes and what no enquiry contains.
Failure six: certification is not explained
What the client receives, what it is for and why it matters for insurance, sale and letting. Clients do not know what they are paying for and compare prices with someone who will not provide it.
Failure seven: nobody addresses what else should happen
A rewire is the moment to add sockets, change lighting, prepare for a charger or run network cable. Raising this is service, not upselling, and it is far cheaper now than later, which connects to home EV charger installation enquiries and survey details.
Failure eight: the survey is not sold
A paid survey that produces a proper specification is defensible work and filters out unserious enquiries. Giving it away free at three properties a week is a day of unpaid labour.
What to establish before a survey
Property age and type, number of rooms and floors, wall and floor construction if known, whether occupied, what has already been done, why they are rewiring and their timescale.
Publish a range, honestly
A stated range by property size with an explanation of what moves it is better than refusing to discuss price. Clients need to know whether they are in the right conversation.
The core quoting problem
It is set out in rewire and consumer unit quote requests.
Related work arrives with it
Charger installation is covered in EV charger installation questions homeowners ask.
Timing follows house moves
Rewires cluster around purchases and renovations, which is the pattern in an AI receptionist for moving companies.
