A cleaner quotes a routine price for a house. He arrives to find six years of grime, paint specks on two panes, a conservatory roof nobody has touched since it was built and frames that have gone green.
He does the job properly, takes three times as long as he priced for, and the customer still thinks two of the panes look wrong.
Why the first clean is different
Because routine cleaning maintains a surface and a first clean restores one. They are different amounts of work and pricing them the same is how rounds lose money.
Price the first clean separately
A restoration or initial clean at its own rate, with the routine price starting from the second visit. Published, so customers understand rather than suspect.
Explain why to the customer
That it takes longer, that it is a one off and that subsequent visits cost less. Customers accept it readily when it is explained before rather than invoiced after.
Ask how long since the last clean
The single most useful question in the quote, and it is rarely asked. It changes the price more than the size of the house does.
Ask for photographs
Of the worst windows, the frames and anything unusual. Two photographs prevent the entire problem, which is the quoting issue in window cleaning quotes without knowing the house size adjacent territory.
Be honest about what will not come off
Mineral staining, surface damage, failed sealed units and long term marking. Saying so before the visit is the difference between a good review and a dispute.
Explain what a second visit achieves
That some restoration improves further on the following clean. It manages the expectation and it books the second appointment.
Explain frames and sills
Whether they are included, what condition they are in and whether restoration is possible. Green frames disappoint customers more than dirty glass.
Explain conservatory roofs separately
Access, time, whether it can be done safely and what it costs. It is frequently the largest part of a neglected property and it should be quoted on its own.
Explain the builders clean
Paint, plaster, adhesive and protective film, why it is specialist and why it is priced separately. New build customers assume it is included.
Publish what could go wrong
That old frames leak, that ageing seals can fail and what you do if something is found. It protects both sides.
Explain what happens on the day
A restoration clean takes hours rather than minutes and customers plan around a quick visit. Saying how long you expect to be there, whether access to the back is needed, whether water will be on the ground and whether anybody must be home prevents a first visit that annoys somebody before you have finished.
Convert it into a round
The whole purpose of a first clean, and it should be offered at the point of quoting, alongside the payment arrangements in payment and billing questions on a round.
Answer the first clean enquiry at any hour
Because people notice their windows on a sunny Sunday, the same first appointment anxiety as specialist clinics and the questions before a first consultation, and the conversion path in question to booked call.
