A hotel cannot close its corridors. An office cannot have wet carpet on Monday morning. A restaurant cannot lose a Saturday. Every commercial carpet cleaning job is really a scheduling problem with cleaning attached.
That changes what the buyer is comparing, and most cleaning websites do not address it at all.
Decision 1: work out whether you can work their hours
Nights, early mornings, weekends and shutdown periods. If you cannot work outside business hours, most commercial work is not available to you, and it is better to know that than to quote for it.
Decision 2: choose a method that suits occupied buildings
Drying time is frequently the deciding factor. Low moisture systems that allow an area to be used within hours win work that traditional extraction cannot, and explaining the difference is what convinces a facilities manager.
Decision 3: price by area, not by room
Commercial buyers think in square metres and floors, not bedrooms. Publishing pricing per square metre, with bands for soiling level and furniture moving, makes you comparable to other commercial contractors.
Decision 4: prepare the documentation
Public liability insurance, risk assessments, method statements, site induction compliance and identifiable staff. Facilities managers cannot appoint without these, and having them ready signals that you work in commercial environments regularly.
Decision 5: sell maintenance, not rescue
Scheduled cleaning on a rolling contract protects carpets, spreads cost and produces predictable revenue. It is also far easier to deliver than an emergency deep clean of a carpet that has been neglected for four years.
Decision 6: capture what a quote needs
Site address, approximate floor area, floor levels and lift access, carpet type, soiling level, whether furniture needs moving, required working hours and how quickly areas must be back in use.
Facilities manager: We need the office carpets cleaned without closing. Assistant: The commercial page explains the low moisture system used for occupied offices, with areas usually usable within the drying time shown, and the out of hours options available. Could you share the approximate floor area, which floors are involved and whether work would need to happen in the evening? The team can then arrange a survey.
Hotels and hospitality
Hotels need room-by-room work fitted around occupancy, corridors cleaned overnight and rapid response for spills and stains. It is demanding work and it produces year-round contracts.
Furniture and site logistics
An office full of desks, cables and monitors is the real complication in commercial carpet work. Explaining whether your team moves furniture, whether the client clears desks beforehand and how cabling is handled prevents an evening's work stalling because nobody agreed who moves what.
Specialist and emergency work
Flood restoration, odour treatment and stain emergencies command premium rates and often come through insurers or property managers, which is a separate route worth publishing.
Domestic work alongside
Household enquiries continue, as covered in carpet cleaning quotes by room, stain and fabric and drying time, pets and stain questions before carpet cleaning.
Commercial buyers generally
Facilities managers buy every recurring service on the same criteria, as described in commercial window cleaning contracts for shops and offices and the AI employee for trades and offices.
